Around 29 breeds pass through our listings, and most of them are not bred on this farm. They come from other licensed breeders, some from Australian, UK or Irish parent lines, and imports from those four countries enter Singapore under the AVS import rules for Schedule I countries[2] .

Dog breeder Singapore check: is the seller on the AVS list?

21 licensed dog breeders, one address

The list of licensed breeders the Animal & Veterinary Service updated on 1 September 2026 names 21 licensed dog breeders, and all 21 operate at 59 Sungei Tengah Road[3] . A puppy offered from a home, an HDB flat or a daycare comes from a seller who is not on that list.

For that puppy, none of the licence conditions on age, vaccination or parent health apply. That gap is the whole reason to check.

The check takes about a minute. Open the list, search for the seller's name, and compare the licence number with the one on their advert. The AVS is a cluster of the National Parks Board, so the list sits on an NParks address. Ours reads BR25052 under William Goh Pet Farm LLP.

What clause 9.1 and 9.2 mean when you read a puppy advert

Clause 9.2 of the AVS dog-breeding licence conditions requires every sale advert from a licensed breeder to carry the breeder's name and licence number[4] . An advert with neither is a warning sign before you have even called.

Clause 9.1 limits which dogs a licensed breeder may advertise, which is why the question "where was this puppy bred?" deserves a written answer. We give one for every puppy, bred here or not.

A five-point checklist

How to find a real dog breeder?

A real breeder passes five checks you can run yourself, and none of them needs a vet degree. Use it on every dog breeder Singapore sellers advertise online, and bring it to any viewing, including ours.

  1. The licence number matches the AVS list. Same name, same number, and the seller is at a licensed address.
  2. You can see where the puppy was raised. Clause 9.10 lets a buyer ask in writing to view the breeding area or the parents, remotely where biosecurity requires it.
  3. The paperwork is in writing. Age, sex and vet record, plus a vaccination card signed by a vet with the microchip number on it.
  4. The mother was not bred too young. Ask how old the dam was when she was mated.
  5. No money changes hands before you have seen the puppy. A deposit for a puppy you never met is the opening move in most puppy scams.

Dr Klein speaks from a US registry context, but the point carries: ask the dam's age, and expect a straight answer[5] .

Why we tell buyers to walk away from some sellers

We would rather lose a sale than see a family buy from a puppy mill or a smuggler, with no licence conditions behind the puppy. Walk away from a vaccination card with no vet's signature, from a seller who will not name where the puppy was bred, and from anyone who pushes for payment before you have met the dog.

The farm

Dog farm Singapore: what you see at Sungei Tengah

The farm sits in the Sungei Tengah licensed breeding estate in the far west of Singapore, at 59 Sungei Tengah Road, Block L #01-19. It is open from 12:00 to 18:00 every day, strictly by appointment, so the puppies you asked about are awake, fed and ready when you arrive.

A viewing covers the puppy, its written record and its vaccination card, and the parents where they live on the farm. William Goh Pet Farm is a working breeding farm, not a mall pet shop, and the visit is how you judge that for yourself. For directions and parking notes, plan a farm viewing before you set off.

Plan your viewing: time, transport and what to ask

  • Book a day ahead. WhatsApp the breed you want to see and a time between 12:00 and 18:00.
  • Drive or take a cab. The estate is near Lim Chu Kang with no MRT at the gate; most visitors come in via the KJE.
  • Ask four things. Date of birth, jab dates, microchip number, and where the parents are.

Home type first

Which breed fits an HDB flat?

The Housing & Development Board allows an HDB flat to keep one dog, of a breed listed in the Schedule of the Housing and Development (Animals) Rules 2024, plus up to 2 cats[6] . The fine for breaking the rule is up to $4,000, and an AVS dog licence is not HDB approval to keep the dog at that address[7] .

Why is corgi not allowed in HDB?

The Pembroke Welsh Corgi is not in the Schedule of the HDB Animals Rules 2024, so an HDB household cannot keep one. The Schedule is a fixed list of breeds rather than a temperament test, which is why a calm Corgi still does not qualify. Corgi buyers need a condo or a landed home.

Condo and landed homes: more breeds, same licence duty

Private housing opens up the breeds the HDB Schedule leaves out, though condo by-laws can add their own limits. Whatever the home, every dog still needs an AVS licence.

  • First-time HDB owner: a Miniature Dachshund fits the Schedule and a smaller living room.
  • Condo family with young children: a Cavapoo, after checking the by-laws.
  • Landed home with a garden: a Corgi, with room for its daily walks.

What comes with every puppy at handover

Every puppy leaves the farm dewormed, fitted with a microchip implant, vaccinated to date and checked by a vet. You take home a vaccination card signed by that vet, showing the microchip number, the vaccine used and the next booster date, as the AVS conditions require[4] .

Vaccinations at weeks 6, 8, 12 and 16

Our puppies get four core jabs: two with us at weeks 6 and 8, then two with your vet at weeks 12 and 16[8] . The Singapore vaccination guidelines continue the puppy series to 16 weeks or older[9] , so the dog is not fully protected against canine parvovirus and the other core diseases until the last one. Why puppies leave at 9 weeks or older

The AVS breeding conditions set 9 weeks as the youngest age a puppy may be sold[4] . Those weeks cover weaning, the second jab and a few days to settle after it, and a seller offering a younger puppy is breaking the licence conditions.

The first week at home

A new puppy sleeps 18 to 20 hours a day, eats two or three small meals, and should be carried outdoors until its third jab. Most first-week trouble comes from too much play and too little rest.

Food, toilet and sleep: what the farm tells every buyer

  • Fussy eater? Take the bowl away after 30 minutes and offer kibble again at the next meal.
  • Changing food? Mix the old and new food over 7 days.
  • Overexcited? Enforce a rest after 30 minutes of play.

Dog breeders Singapore buyers find online range from licensed farms to home sellers. The best place to buy is a seller you can check: a licensed breeder or a licensed pet shop, with the puppy and its paperwork in front of you. The three routes differ in what you can verify.

We are the wrong seller for some buyers, and we would rather say so now.

  • HDB households set on a Corgi or a Shiba Inu. Neither is on the Schedule, and we will not sell one into a flat.
  • Buyers who cannot visit by appointment. We want you to meet the puppy first.
  • Anyone wanting a puppy before 9 weeks. We do not release them younger.

Parasite prevention and vet visits in the first year

Your veterinary clinic takes over from week 12. Budget about $15 to $20 a month for a vet-only parasite prevention product[8] . Sterilisation should wait until at least 6 months, timed with your vet, and the next booster date is printed on the vaccination card you take home.

Is a dog breeder in Singapore checkable online?

Yes. AVS publishes a registry of licensed pet breeders, and its list updated on 1 September 2026 names 21 licensed dog breeders. Search it for the seller's name and licence number. Ours is BR25052, held by William Goh Pet Farm LLP at 59 Sungei Tengah Road.

Where is the most trusted place to buy a puppy?

Trust is something you check, not something a seller claims. Buy where the licence number matches the AVS list, where you can see the puppy and its paperwork before paying, and where the seller tells you in writing where the puppy was bred.

What age is best to get a dog?

A puppy can only be sold from 9 weeks of age under the AVS breeding conditions. Our puppies leave at 9 weeks or older with their first two vaccinations done, which gives time for weaning and a week of settling after the second jab.

How much does a puppy cost at William Goh Pet Farm?

Which of your breeds can live in an HDB flat?

Only breeds in the Schedule of the HDB Animals Rules 2024, one dog per flat. The Miniature Dachshund, Maltese, Pomeranian and Toy or Miniature Poodle are on it. The Corgi, Shiba Inu and French Bulldog are not.

What paperwork do I get with the puppy?

You receive the puppy's age, sex and veterinary record in writing, plus a vaccination card signed by a vet that shows the microchip number, the vaccine used and the next booster date. Bring the card to your own vet at the first visit.

How many vaccinations will my puppy have had?

Two of the four. We vaccinate at 6 and 8 weeks, and your vet gives the jabs at 12 and 16 weeks. Until the third jab, carry the puppy outside and keep it off shared ground.

Do I need to license the puppy myself?

Yes. Every dog in Singapore needs an AVS licence, which costs $15 a year while the dog is under 5 months old. First-time applicants also complete AVS's free online Pet Ownership Course before the licence is issued.

Should I pay a deposit before I see the puppy?

We do not ask you to. See the puppy and its vaccination card first, then we explain the payment terms on WhatsApp. Online scam reports in Singapore usually start with a deposit paid for a puppy the buyer never saw.

What should I do if my puppy seems unwell in the first week?

Call your vet first, then message us the same day with what you are seeing and the vaccination card to hand. Changes of home, food and water upset some puppies, and your vet is the one who can examine it.
